Your Project - to better understand scope and size of your project, we require the following details or whatever you can provide:
~ Property/lot address.
~ Project information, including sketches and reference photos for clarity on your desired outcome.
~ Project budget.

Fee Proposal - after a phone chat or zoom call we can confirm project details and email you the fee proposal that explains the entire process and offers different packages. Please note our fee is for design and full set of drawings only. Other fees are payable to other trades involved in your project.
Stage 1 - Preliminary & DA (Development Approval) Drawings - once you select your preferable package, we’ll send an invoice for 50% payment that will. Once paid, we can organise the meeting to go through a design brief and make sure we fully understand your lifestyle and needs. After obtaining all the details we’ll get started on your project and deliver concept designs for your review. At this point we can start getting quotes from builders and fine tune the design to fit the budget. We can suggest our preferred builders or work with yours. Once you're happy with the concept we’ll produce DA drawings and submit them to your local council for approval .Usually it takes around 45 business days subject to your local council. Once approved we’re moving on to stage 2.
Stage 2 - Full Set of Construction Drawings - we’ll require remaining 50% payment to start work on construction drawings. Once completed, we’ll liaise with engineer to get engineering completed and together with our construction drawings we can apply for CDC (Complying Development Certificate) with the private building certifier. Usually it takes around 3-4 weeks. Building certifier will also supervise the build in a few major stages to make sure it complies with the code. Once approved the build can start.
Project Management - Weekly/Fortnightly - 1 hr site visit, videos and photos, making sure construction plans are followed by the builder & project running on time. This is an additional service that can be added. Please let us know if you are interested.

All of our projects start with a 90 minute on site consultation. In person Gold Coast and Brisbane or via Zoom. During this meeting I’ll share years of experience in the industry and explain the entire process from starting the design to approval and construction. I will take a look at your project and we can talk about a whole range of things:
~ Scope of project
~ Your lifestyle and needs
~ Floor plan functionality and flow, what works and what doesn’t
~ Aesthetics and popular design styles
~ Explore your site features and it’s potentials
~ How to maximise the value of your asset if selling now or in the future
~ Research recent sales in your area (highest, lowest) so you don’t overcapitalise, compare those to yours using RP data website that real-estate agents use, and discuss best options
~ Compliance (what's allowed and what's not, setbacks, height limits, local area plan for easements, bushfire, coastal erosion, landslides, floods, heritage, environmental significance...)
~ Turnaround times for plans, approvals, other necessary specialist reports and actual construction
~ Current construction costs and how to work out your construction cost
~ How to choose a builder
~ Your budget and so on
While I am there I will give you lots of initial ideas and inspiration that you can take away from the meeting as well. I will also show you a full set of plans of some of our previous projects and discuss those in depth.
For you to keep: I’ll leave you a copy of our comprehensive 10 page design brief that includes every design aspect imaginable, and it goes the extra mile by offering the latest innovative ideas that you can implement in your design. I’ll also leave meeting notes, your property council report and map showing latest sales prices of the properties near yours.
This consultation allows me to understand the full scope of your project and accurately prepare a fee proposal for the work you want to do.
